Change of use to incorporate a new hotel and hostel accommodation

Our client approached us with a concept to create a mixed-use scheme to incorporate a bar with live music, take-away kiosk, nightclub and accommodation. A model which would support Swansea’s wider vision for tourism, entertainment, regeneration and economic growth.

While developing the plans and associated documentation to support the scheme at the planning phase, our lead designers pitched a part-hotel/part-hostel split across the second and third floors to widen the target market, allowing users high-spec / low-cost stays in the City Centre and accommodate the City’s vibrant night scene by attracting group stays.

We undertook surveys of the property and worked alongside our in-house planning consultants to develop a case for a change of use, our team produced the accompanying Heritage Report and a Tourism Needs and Impact Assessment (TNDIA) to support the application for planning permission.

Along with a comprehensive suite of Planning Support Documents, we developed detailed plans, elevations and location drawings for the existing building and proposed scheme.

Planning was subsequently granted for the development in October 2021.
